Examines the approaches to valuing telecommunications infrastructure properties, which present a new and unique range of considerations in asset valuation. Such properties have a distinctive range of physical requirements, and can be constructed only in a limited range of locations where these come together. The approach used when valuing such properties depends on the type of facility and the most likely buyer and seller. The cost approach to valuation is nearly always appropriate, whilst the income capitalization approach can be applied to investor-owned facilities leased to third parties.
