Discusses the advantages and disadvantages of renewed fixed term tenancies vis-à-vis periodic tenancies. Looks at the options open to a landlord to extend a fixed term tenancy at the end of the initial fixed term and covers the renewal provisions, rent increase, renewal with new fixed term, the drafting fee and rent guarantees. Examines statutory periodic tenancies which can arise if the landlord does nothing at the end of the original fixed term. Describes two situations which favour the use of periodic tenancies.
