Examines the manner in which the 1995 Act has altered the landlord and tenant relationship over the last decade and how the Act has been interpreted by the courts. Discusses why the Act was passed, safeguards for former tenants, the ending of landlords' and tenants' liability, conditions for assignment and Authorised Guarantee Agreement (AGA), and what difference the Act has made. Highlights a grey area that the courts have not yet had an opportunity to consider: the stipulation of a landlord to be released automatically on sale of its interest and whether a guarantee of an AGA is effective.
