The changing pattern of commercial lease terms - 2005 - Property Management 24(1), March 2005, 31-46(16) .

Each investment class has different features that is either appealing or unattractive for investors and their range of requirements. Wealthy individuals tend to be active in investment markets, whilst the majority of other financiers are drawn to large national and international organisations. These include insurance companies, pension funds, investment trusts and property companies. This research monitors trends in relation to commercial leases using three key methodological approaches: case studies, desktop literature review and questionnaire analysis. The findings reveal that office tenants are requiring shorter lease terms, more tenant break options and rent reviews to market value.
