Provides total return and sector investment forecasts for 2006-10. Forecasts for the short term continue to rise though remain cautious, with the medium term remaining uncertain with a number of forecasters expecting 2008 to see a fall in rental values. Over the five years 2006-10 the consensus is for a total return forecast of 8% pa, up from 7.7% in January. Comments on the all-property rental value and all-property total return forecasts.
