Looks at the effect which the 2005 changes to the Town and Country Planning (Use Classes) Order 1987 have had on rents. The 2005 amendments divided up the A3 class, creating two new classes, A4 and A5. Where properties fall into two of these classes, landlords may try to charge a higher rent on the basis that the property now has the benefit of two use classes rather than just one. Argues that this is currently a hard argument to sustain, due to the problems faced in assessing the impact of use class changes on property values.
