Examines the three main mechanisms by which tenants can bring their leases to an end, and breaks, assignments and subletting. Finds that break clauses are an increasingly common exit mechanism agreed in the leases of industrial property, but are less common in the retail markets. However breaks are not usually operated, raising questions on their purpose.
