Where it is uncertain that a dwelling is intended for residential occupation , in order to qualify as a class 1 advance, from 1 April 1988 a valuer`s certificate will be required to confirm that at least 40% of the property will be used for residential purposes. In this article the author identifies problems which can arise when determining whether a property is for residential or non-residential use, including the calculation of the percentage, consideration of shared rooms and the use of grounds and holiday homes.
