Regus is a supplier of serviced office accommodation and has been held liable for damages in relation to their failure to maintain an air conditioning system. The defence of the exclusion clause in its standard terms of business was held to be unenforceable as it fell foul of the provisions of the Unfair Contract Terms Act 1977.
