Examines the development of the market for residential and commercial property development in the UK. Finds that commercial property is unlikely to deliver the returns that have been seen in recent years. Argues that investment potential can be maximised by developing serviced or strategic land. This is land upon which some planning permission or infrastructure has already been developed. There are risks for developers however, as option, planning, environmental and legal fees must be paid for sites which do not yet have planning permission. Strategic land bought for residential developments is also vulnerable to any housing market slump.
