Renshaw v Magnet Property South East, 29 September 2007. A purchaser of registered land has to be careful not to fall into the registration gap. The timelag between a property changing hands and registration of this change at the Land Registry can take several months. Legal notices served by the new owner in the interim may not be valid unless served in the previous owner's name. Held: a notice served by a landlord prior to it being registered at the Land Registry as the legal owner is of no effect because it was not yet the registered owner (case unreported).
