Considers unusual aspects of conveyancing transactions which have been highlighted by legal cases recently. In a case where a deed is delivered in escrow, it is important to clearly state the terms and conditions for unconditional delivery. If transactions are delayed, it should be restated that the conditions are unfulfilled and so the deed will remain in escrow. The recipient of a deed from escrow should seek to clarify the conditions upon which a deed has been sent.
