Warns that instances of fraud relating to property are increasing. Concentrates on the practice of falsely registering land. If fraudulently registered land is sold, the actual sale cannot be challenged under the Land Registration Act 2002 since only the registration was fraudulent. Rectification of such deals cannot be made retrospectively to remove the third party's rights. Therefore such deals are not necessarily void, but are considered voidable. Owners of residential properties will find this process easier than owners of vacant commercial properties. Solution is generally found in the establishment of a clear title.
