Article discusses energy performance certificates (EPCs) for commercial buildings and provides general information on the phased introduction of EPCs and factors for consideration for both landlords and tenants. Also provides some definitions and looks at whether or not EPCs will affect the rental value of buildings in future. While the legislation does not hold landlords to make any suggested improvements, the author suggests that it seems reasonable to assume that tenants may try and negotiate lower leases for properties that achieve low scores for their EPCs.
