Analyses the appraisal of data centres, a specialised form of real estate. Examines data centres as an asset class, discusses the appropriate appraisal framework, lists the appraisal information requirements and suggests an alternative approach involving a model which focuses on projected rental income, residual (land) value and liabilities and expenditure. Data centres have characteristics that differentiate them from conventional real estate assets, making applying conventional discounted cash flow difficult.
