Comments on the role of valuation in a likely post-recession recovery period. It has never been more important to take into account property fundamentals when valuing. Valuers have the difficult tasks of differentiating between the best and worst property. It is not necessarily true that a premium is being paid for good property but it is true that a substantial discount is being experienced for lesser properties. Valuation will continue to be made on sentiment in probable two-tier markets.
