Cushman & Wakefield argues that London has evolved into a three-tier investment market: prime secure income, secondary refurbishments, and medium-term income streams. Prime office yields in London remain stable at around 5% in the City and 4% in the West End. Yields on London secondary property are as much as 500 basis points higher depending on the amount of capital to be spent and the letting risk.
