Explains that tenants are now looking for shorter leases with the average lease length now being recorded as 4.8 years according to the BPF/IPD Annual Lease Review. As supply continues to exceed demand in the UK leasing sector many tenants are also demanding other concessions such as generous landlord contributions to minimise fit out costs and long rent free periods. Recommends that one way for landlords to demonstrate flexibility is to treat prospective tenants as part of a team by listening to their requirements and being willing to accept occupancy arrangements which are much less landlord-biased than traditional leases.
