Reviews the process of selecting and applying comparable evidence with particular emphasis on the need for structured analysis and recording when carrying out residential valuations. RICS Information Paper "Comparable evidence in property valuation" 2011 defines a comparable as an item used in the valuation process as evidence in support of a valuation of a different item of the same general type. Identifies sources of comparable evidence including Land Registry Rightmove and Nationwide. Considers factors such as the importance of weighting and ranking the hierachy of evidence. Stresses the importance of recording and analysing comparable evidence and keeping accurance records on file.
