Explains the changes to the serving of Housing Act 1988 s21 notices introduced by the Deregulation Act 2015. These includes the prohibition of the serving of s21 notices within the first four months of an original Assured Shorthold Tenancy (AST) and must be served using a prescribed form Assured Shorthold Tenancy Notices and Prescribed Requirements (England) (Amendment) Regulations 2015 (SI 2015:1725. Tenants must also have been given an Energy Performance Certificate and Gas Safety Record before a S21 notice can be served. Applies to new tenancies set up on and after 1 October 2015
