The survey was sent to 239 institutions and other bodies investing in commercial property. Results indicate that landlords do not wish to radically change the institutionsl lease but some were prepared to modify it by granting shorter leases, renting floors, capping service charges or excluding inherent defects from the tenant`s repairing obligation.
