| Summary, etc. | Obsolescence has been a persistent problem affecting office property in recent years, as changing political, economic, social and technological pressures have led to increasingly ephemeral building life spans. The impact of this increased rate of obsolescence, through often subtle, has resulted in very real costs for property owners, users and non-users (Building Research Board, 1993). Nevertheless, obsolescence should not been seen as inexorable; there is potential for delaying and avoiding problems of obsolescence through proactive management during the building life cycle. This research has two principle aims: To identify and measure problems of building obsolescence in operational office property portfolios in the UK and New Zealand To compare and contrast and effects of building obsolescence in operational property portfolios in the UK and New Zealand To achieve these aims this research will achieve the following measurable objectives: Compare and contrast the office property sectors in the UK and New Zealand Collect data concerning office building utility, employee characteristics, occupancy costs, and building characteristics for each of the sample properties Determine the principle causes of building obsolescence in each of the sample properties. Determine the principle effects of building obsolescence in each of the sample properties |
