Summary, etc. Covers research into flood risk carried out by the College of Estates Management which found that: the availability of flood-risk insurance is a key determinant of property development and investment decisions in the UK; the UK is unusual in the current extent of privately available flood insurance for property, but is dependent on a global reinsurance market; increasing flood-risk is likely to put a strain on insurance availability and have a significant impact on property lending and therefore on values in flood-prone areas; flood-risk assessments on property acquisitions for development, investment and business occupation are generally only undertaken if a problem is suspected, not as a matter of course; property investment portfolios are generally not subject to periodic monitoring for changes in the flood-risk status of sites and buildings; the presence of flood defences appears to be interpreted as equating to a lower risk of flooding, making sites appear more suitable for development; and property investors and occupiers are still eager to locate in London, on the assumption that the Thames Barrier offers significant protection and that the government will take all necessary measures to prevent the capital from flooding.
