Summary, etc. This study utilises a three-stage empirical model to gauge <br/>the level of efficiency scores with the aim of identifying the <br/>sources of mortgage firms’ inefficiency. A field survey is <br/>piloted in the first stage of the model in order to detect the <br/>obstacles encountered by mortgage firms. In the second <br/>and third stages the efficacy of the nine mortgage firms is <br/>compared to that of their counterparts in emerging market <br/>economies (EMEs) using parametric and non-parametric <br/>approaches, namely the stochastic frontier analysis (SFA) <br/>and Data Envelopment Analysis (DEA). The sample <br/>comprises of 104 mortgage firms/banks from 22 EMEs <br/>in Asia, transition economies, Latin America, Africa, and <br/>the Middle East and North Africa (MENA). The period of <br/>the study extends from January 2004 till June 2012
