The property was a cold store built at the junction of two roads but was wrongly described as being both `Cold store and premises, Fairbrother Street (Union Cold Storage Co Ltd)` and `Premises, Ordsall Lane (Union Cold Storage Co Ltd)`. It was therefore entered twice in the valuation list. Appeal allowed on the grounds that it was common knowledge that there was only one cold store in the vicinity of Ordsall Lane.
