G retained contiguous property at number 34. B sought compensation of £60,833, treating the subject as two separate units, referring to five comparable properties for rent and yield figures, adding for loss of value to retained land and suggesting delay by G in its acquisition had resulted in the valuation date occuring at a time of reduced demand for commercial property. G assessed compensation at £1 as costs for repair and conversion exceeded market value. "Held" compensation payable at £20,000; market value £17,500 plus £2,500 for severance and injurious affection. |
