The authors begin by discussing the background to the subject, and then go on to discuss how risk and uncertainty within valuations is dealt with in a UK context. A property rating system which, the authors believe, could be used by valuers to address and communicate the risk associated with valuations is then set out, and approaches to dealing with uncertainty, especially where there is insufficient market information, are examined. In conclusion, the authors argue that valuers need to be transparent about their assumptions, and address issues of risk and uncertainty with more clarity |
