Rents have kept pace with earnings, but property prices have soared. The growth in buy-to-let mortgages is seen as partly responsible. Some are attracted to the private rented sector by the higher mobility it provides. The lack of maintenance costs as a tenant is also a factor. If new investment in private renting declines as a result of the Northern Rock credit crunch, rents may fall further. However limited supply means this is not inevitable.
