520 ## - SUMMARY, ETC.
Summary, etc. Fidelity International's latest "Fidelity Income Risk Monitor" shows the risk of tenant failure rising for the first time since the second quarter of 2009. Average likelihood of tenant defaults in any sector rose by two basis points to 2.84% in Q1 2011. Surprisingly it was the office sector that drove the increase rather than any weakening in the retail sector. Exceptionally failure rates in the specialist logistics sector continued their fall since Q2 2009.
