Claimant B as landlord of a commercial property had entered into an underlease agreement with defendant R which required the consent of the superior landlord by way of licences. R later sought to terminate this agreement and did not comply with B's notice to complete. B treated the agreement as ended. "Held": HC found for B. superior landlord's consent referred to obtaining the superior landlord's consent.
