Summary, etc. The 2012 De Montfort survey into bank lending to property offers a bleak outlook on an industry struggling to shake off the burdens of debt. The process of reducing property's debt mountain continued with a 7% drop in 2011 to £212bn but a gargantuan refinancing mountain still exists. At least £73bn and possibly more than £100bn of loans cannot be refinanced in the current market. For the first time since the survey's inception in 1999, not a single bank was willing to lend on a speculative office scheme. Weak lending intentions, more expensive loans, banks constrained by legacy loan books: taxing conditions will remain for years.
