Reports that tenant demand for rental property continued to rise in the three month period to January 2005; although growing at a slower rate than in the previous quarter reflecting the more stable housing market. Rents also continued to increase at a slower pace than in the previous quarter. New instructions from landlords including buy-to-let investors showed a modest increase. While new investment activity has slowed there have been few signs that existing landlords are bailing out of the sector. The proportion of landlords opting to sell their investment properties where tenancies had expired in the January quarter has altered little. Rental returns to investors have stabilised. The regional picture was varied with gross yields in London rising for the third consecutive quarter while yields continued to decline in the North.
