Average rental incomes rose from £9 700 in December to £9 942 in January ? a monthly increase of 2.5%. Regionally, the highest rental income in January was found in London (£17 194), the South West (£12 103) and the South East (£10 603). Average national property value rose 1.5% from £162 776 in December to £165 141 in January and also rose by 1.6% over the last 12 months. The region with the biggest increase over the last year was East Anglia (12.6%), followed by the North (10.1%) and the South East (9.6%). Rental yields have remained stable at 6.0% for the fifth consecutive month. Regions with the highest yields in January were the South West, East Anglia and Yorkshire, all with yields of 6.4%. Total returns rose from 7.2% to 8.0% this month. In January the region with the highest total returns on a property was East Anglia (18.3%), followed by the North (16.9%) and the South East (16.0%).
