Regions achieving the highest total returns in February were the North (25.0%), East Anglia (22.1%) and Wales (19.1%). Yields rose to their highest level in six months, increasing from 6.0% to 6.1%. In February the top performing regions in terms of yields were Yorkshire (6.7%), Wales (6.7%) and the South West (6.5%). Rental incomes were also on the rise, increasing 3.9% between January and February. Average rents now stand at £10 334 per annum. Regions achieving the highest rents are London (£17 869), the South West (£12 263) and the South East (£10 824). Property values have continued to rise, from £165 141 in January, to £169 167 in February. Average annual capital gain stands at 3.5%. Regions with the highest annual house price increase are the North (18.6%), East Anglia (16.1%) and Wales (11.4%).
