Rural land prices rose at the strongest pace in the survey's history during the second half of 2007, increasing by 27.9% on a year earlier compared to an increase of 22.6% in the first half of the year. Increases in commodity prices have encouraged farmers to purchase land, resulting in demand far outstripping supply. British farmers are increasingly rivalling Irish and Danish buyers. However changes to the Capital Gains Tax in April may see more landowners looking to sell. The weighted average price of farm land rose to £10 949 per hectare, up from £9 929 in H1 2007.
