Explains how tenants entering into assured shorthold tenancies on or after 1 Oct 2015 are protected against retaliatory eviction for six months after making a legitimate complaint about their property to local authorities and how landlords are required to carry out the repair. Outlines complaints procedure through a simple flow chart diagram. Outlines procedures open to landlords to gain access to private rented property under Sections 8 and 21 (using the prescribed Standard Form 6A) . Landlords are required to provide tenants with a valid Energy Performance Certificate and Gas Safety Certificate and a copy of DCLG's "How to rent: the checklist for renting in England" in order to be serve a valid S21 notice. Measures introduced by Deregulation Act 2015, effective from 1 October 2015.
