The growth and functioning of an unplanned retail park: the Swansea Enterprise Zone

The process of retail decentralization in Greater Swansea is examined and survey evidence is presented on the the functional characteristics of Swansea Enterprise Zone retail park. The retail park does not function as an integrated shopping centre. Instead, the superstores perform a strong convenience shopping function, while the retail warehouses serve the more occasional shopper. The retail park does not constitute a strong competitive threat to the city centre, but has a stronger competitive relationship with the nearby middle order shopping centres. (Journal Abstract)
