Although long-term views remain bearish, at 6.2% the consensus forecast total return for 2007/11 still offers investors a real rate of return, compared to interest rate forecasts. According to the forecasters, 2008 will see the sectors converge after a period of dominance for offices. Despite the high levels of capital still pouring into property, the consensus forecast is that this inflow will slow down as returns shrink.
