Such information is invaluable to both professional valuers and homeowners. Even after a relatively large flood, the number of properties affected is small and this presents problems for statistical analysts in terms of sample size. Presents a framework for analysing the effect on house value in the UK. The framework is substantially modified from estimation practices applied elsewhere. It attempts to allow transfer to multiple sites and is presented via empirical study. The data issues encountered are described.
