Examines the impact of the recent Lords Court of Appeal decision in the case of Earl Cadogan v Sportelli (L141130) on the determination of enfranchisement prices. Explains that hope value will play no part in the value determination. Leasehold valuation tribunals should apply 4.75% for houses and 5% for flats in central London, notwithstanding credible evidence otherwise.
