Presents the results of a study on the link between urban regeneration, greenfield development and brownfield development. Examines how competing greenfield land supply can be a factor in the viability brown field development. Aimed at helping to avoid the undermining of urban regeneration schemes in future. Recommends great care be taken over the level and timing of planning consents. Suggests that those involved with setting targets, planning or delivering new homes should: examine the capacity of local housing markets to absorb new supply; understand the operation of market signals at local levels; understand interactions between local land markets and development sites; ensure local authorities improve viability through place-making strategies.
