W contended for a price of £15,175 and the landlords (P) for £108,000. "Decision" price payable by W on enfranchisement should be £36,000. In valuing P`s interest in the term and the reversion, a 7% rate was appropriate. Present freehold value was £450,000, from which £135,000 should be deducted for tenants improvements. W`s present interest was worth £375,000 from which £122,500 should be deducted for tenants improvements. 50% of the total marriage value was also payable as part of the enfranchisement price.
