On the basis that this first rung consists overwhelmingly of one-bedroom properties, the report concludes that there are only 800 000 properties within this sector. Family sized homes dominate the nation?s housing stock. This results in distorted prices, with one- and two-bedroom prices compressed closely to those of larger homes. Increased supply aimed at improving affordability should be targeted at key market pinch points. Warns that encouraging greater owner occupation of smaller homes may not be the solution.
