Finds that buy-to-let has made a small contribution to house price inflation in recent years compared to other economic factors. Nevertheless buy-to-let financing has increased overall housing demand. This has had effect of squeezing the first-time buyer market still further. A downward turn in buy-to-let lending could therefore create downward pressure on house price inflation. Notes that previous research has suggested buy-to-let has kept rents low.
