The database is split into two property types, air-conditioned and non air-conditioned. Office OSCAR is intended principally to assist in benchmarking and forecasting service charge costs and primarily observes the influence of building location, size and air-conditioning upon cost with other important cost-influencing variables taken into consideration such as hours of operation, levels of security, reception services, number of lifts and in particular the qualitative standards of management.
