520 _aUK house prices have increased by 9.7% since March 2009 and 0.7% higher than in February 2010. The mix-adjusted average house price was £205 598 in March 2010 (not seasonally adjusted). UK house prices rose by 2.8% in the quarter ending March 2010 compared with a rise of 2.9% in the quarter ending December 2009 (seasonally adjusted). Annual average house prices rose by 10.1% in England, 7.2% in Scotland and 8.1% in Wales but fell in Northern Ireland by 6.9%. Annual average house prices paid by first time buyers in March 2010 were 12.6% higher than a year ago. By comparison average house prices paid by former owner occupiers were 8.6% higher. Annual average house prices paid for new properties in March 2010 were 1.3% higher than a year ago. By comparison average house prices paid on pre-owned dwellings were 10.3% higher.
