520 _aUK house prices have increased by 8.3% since August 2009 and by 0.7% since July 2010. The mix-adjusted average house price was £213 116 in August 2010 (not seasonally adjusted). UK house prices rose by 0.8% in the quarter ending August 2010 compared with a rise of 1.7% in the quarter ending May 2010 (seasonally adjusted). Annual average house prices rose by 9.3% in England, 0.4% in Scotland and 9% in Wales but fell in Northern Ireland by 18.8%. Annual average house prices paid by first time buyers in July 2010 were 8.2% higher than a year ago. By comparison average house prices paid by former owner occupiers were 8.3% higher. Annual average house prices paid for new properties in August 2010 were 8.6% higher than a year ago. By comparison average house prices paid on pre-owned dwellings were 8.3% higher.
