| 520 | _aDue to the expectation that the Property Misdescriptions Act 1991 will be repealed later in 2013, RICS decided to delay publication of a new edition of the Blue Book pending this repeal. However, the increased importance of consumer protection under the Consumer Protection from Unfair Trading Regulations 2008 (known as the Consumer Protection Regulations, or CPRs), which is expected to ultimately replace the Property Misdescriptions Act, is already in place and has a significant effect on estate agency practice. Also, the Energy Act 2011 and the Energy Performance of Buildings (England and Wales) Regulations 2012 introduce a range of changes that affect sections of the Blue Book. This addendum issued in June 2013 seeks to provide interim guidance to members and should be read in conjunction with the RICS UK Residential Property Standards 5th edition. | ||
