It reports the total return on direct investment in properties was 8.2% in 2003, down from 8.9% in 2002, 9.3% in 2001 and 12.1% in 2000. Total returns varied according to property sector, with retail at 12.1%, industrial 11.7% and office 5.4%. Residential fell to 2.9%.
