Traces the tortuous route from the IRA bombing of South Quay in February 1996 through the planning of a variety of commercial and mixed-use schemes to the start of construction of the first residential block, due for completion in mid-2005. With further residential and office phases to be completed in 2006, a hotel yet to receive planning permission and three further redevelopments post-2007,years of pre-contract work remain to be done.
